Our client is a fast-growing property development company based in Bali, specializing in high-quality and investment-focused villa projects. They are currently seeking an experienced Finance Manager to lead the finance function, drive strategic financial planning, and provide financial insights that support business growth, project feasibility, and investment decisions.
Requirements:
- Proven experience working within a property development company, preferably in Bali.
- Strong English communication skills, both written and verbal.
- Currently based in Bali and available for a hybrid working arrangement, including regular in-person meetings.
- Hands-on experience managing bookkeeping, invoicing, payment processing, and financial operations across multiple entities.
- Solid understanding of tax regulations and statutory compliance within the real estate and construction sector.
- Advanced financial modelling capabilities, particularly for property development projects.
- Strong knowledge of budgeting, forecasting, and cash flow management.
- Excellent analytical skills with the ability to provide commercially sound financial insights.
- High level of accuracy, attention to detail, and process discipline.
- Ability to work independently while collaborating effectively with cross-functional stakeholders.
Key Responsibilities:
Financial Operations & Accounting
- Oversee end-to-end bookkeeping across multiple Indonesian entities.
- Manage payment processing, including supplier, contractor, and operational payments.
- Ensure accurate and timely invoicing, expense tracking, and financial record maintenance.
- Maintain reconciliations, general ledgers, and supporting financial documentation.
- Coordinate the preparation and submission of entity accounts.
Tax & Regulatory Compliance
- Manage tax administration and statutory compliance across all business entities.
- Ensure all filings are accurate, complete, and submitted within required deadlines.
- Identify potential tax risks and recommend practical, compliant solutions.
- Liaise with external tax consultants, accountants, and regulatory advisors as required.
Financial Reporting & Controls
- Prepare monthly, quarterly, and annual financial reports.
- Deliver accurate reporting on profit and loss, balance sheet, and cash flow performance.
- Maintain robust financial controls, supporting schedules, and audit-ready documentation.
- Support audit processes and external financial reviews.
Budgeting, Forecasting & Cash Flow Management
- Develop and manage project budgets and company-wide financial forecasts.
- Prepare cash flow projections aligned with construction milestones and sales timelines.
- Monitor budget variances and provide clear financial analysis and recommendations.
- Support management decision-making through forward-looking financial insights.
Financial Modelling & Investment Analysis
- Build and maintain detailed financial models for property development projects.
- Conduct ROI analysis, profitability assessments, and sensitivity modelling.
- Evaluate various pricing, cost, sales, and timeline scenarios.
- Support land acquisition, project feasibility studies, and investment decisions.
Project Financial Oversight
- Monitor construction expenditures, variations, and payment schedules.
- Track project performance against approved financial models and budgets.
- Support financial reporting related to permits, insurance, and regulatory requirements.
- Provide stakeholders with clear financial updates aligned with project progress.
Governance & Compliance
- Maintain organized compliance records across all entities and projects.
- Ensure documentation remains accurate, structured, and audit-ready.
- Monitor contractual, statutory, and regulatory obligations.
- Proactively identify and escalate compliance or governance risks.
